Richmond upon Thames is consistently rated among the most desirable places to live in Greater London — and for solar, it combines strong conditions: generous detached and semi-detached housing, excellent yield, high property values, and a resident demographic that is increasingly interested in sustainability. The main complexity is planning: the borough has an exceptionally high density of conservation areas and listed buildings.

Solar in Richmond

The housing stock in Richmond is more varied than its affluent reputation might suggest. Richmond town itself, Kew, and Twickenham have a mix of Victorian terraces and large Victorian semis. East Sheen, Ham, and Petersham lean toward larger detached and semi-detached properties from the Edwardian and interwar periods. Many properties in the borough have large, clear roof areas — particularly in Ham and Petersham, where detached houses with generous south-facing roofs are common.

A 4–8% uplift on a £1.5 million home is £60,000–120,000 — far exceeding the installation cost even for a large system. At these price points, solar is as much a property investment as an energy investment.

Planning in Richmond

Richmond upon Thames has one of the highest concentrations of conservation areas in Greater London. Richmond Hill, Kew, Twickenham Riverside, St Margarets, Ham, and parts of East Sheen are among the many designated areas. The borough also has a large number of listed buildings.

The standard permitted development rule applies: panels on roof slopes visible from the highway in a conservation area require planning permission. Rear-roof installations are usually still permitted development.

Richmond Hill is a particularly sensitive area — the view from Richmond Hill is the only view in England protected by an Act of Parliament (the Richmond, Ham and Petersham Open Spaces Act 1902, reinforced by the Town and Country Planning Act). If your property is on or near Richmond Hill with views over the Thames and Richmond Park, you should seek specific planning advice before installing any roof alteration.

Kew is home to the UNESCO World Heritage-listed Royal Botanic Gardens. Properties immediately adjacent to Kew Gardens should check with Richmond Council's planning team, though most residential streets in Kew are far enough away to be unaffected by the designation itself.

The national ECO4 scheme (to December 2026) and the Warm Homes Plan apply to eligible households — though Richmond's affluent demographics mean fewer households qualify for income-tested programmes. The Warm Homes Plan, which targets a broader range of households, may be more widely applicable.

Large Richmond roof? Battery storage multiplies the return

Properties in Richmond with 6 kWp+ solar systems generate substantial surplus electricity in summer. Adding battery storage (typically 5–10 kWh) allows you to capture that surplus for use in the evening, dramatically increasing self-consumption.
